What's involved

Everything that has to happen before a shovel moves

Geotechnical & soils investigation

Subsurface exploration and soil borings, written up in a geotechnical report performed and stamped by licensed geotechnical engineers.

Why it matters: It tells you what your land can actually carry before you design anything on top of it. Colorado soils swing from solid to expansive clay in the space of a few hundred feet, and the foundation design follows the soil — not the other way around.

Surveying

Boundary surveys, topographic surveys, and improvement location surveys by licensed surveyors.

Why it matters: You need to know where your lines are, how the ground falls, and what already sits on the parcel. Setbacks, drainage, and every permit conversation start from this drawing.

Site plans & development

Site plan preparation and support through county development review.

Why it matters: The county wants to see the building, the drive, the drainage, the septic, and the setbacks on one sheet. A clean site plan is the difference between one review round and four.

Permitting

Building permits, driveway and access permits, septic (OWTS) and well coordination, and floodplain checks.

Why it matters: We shepherd the paperwork so the project never stalls at the counter. Every jurisdiction wants something slightly different, and knowing that up front saves weeks.

Excavation & grading

Cuts, fills, compacted building pads, and drainage shaped to move water where it should go.

Why it matters: Water is what destroys buildings in Colorado. Grading away from the structure and building the pad correctly protects your investment for the life of the building.

Driveways & access

Gravel drives, road base, culverts, and access built to hold up under delivery trucks and equipment.

Why it matters: If a concrete truck or a crane can't reach the site, nothing gets built. Access is planned before the building, not after.

Utilities

Trenching and coordination for electric, water, and gas, plus septic system installation and well coordination through licensed installers.

Tank siting, trenching for the gas line, and coordination with licensed propane providers for tank installation and hookup.
